Amazing response!! Thanks so much- I wish you were staying with the Retro Bikini Kill Rock Kathleen Hanna American punk rock band T-Shirt and by the same token and company (for selfish reasons, you seem like one of the awesome agents) But you deserve better! Onwards and upwards and best of luck to you in your next role! I recently had an issue where a host fabricated a screen shot of text messages. I knew it was fake because I didn’t contact the host outside of the stupid platform. Within the text messages the host impersonated me threatening to leave a bad review if I was not given full refund. “Acute ethanol intoxication” sadly does not fall under that category – we’re talking about something that would probably appear on their medical records such as hoarder syndrome or disability. I’d ask for photos and videos describing the issue. If the situation is covered by AirCover for Guests regarding cleanliness, accuracy or amenity issues, then I let them know about their options, and if they want to leave I suggest them to start looking for places while I handle things on my end. If they still need help, I’ll gladly hunt for other places with them once I’ve finished issuing the corresponding refund.

Unsafe listings are another story which are handled by the Retro Bikini Kill Rock Kathleen Hanna American punk rock band T-Shirt and by the same token and Safety team – this includes things such as exposed live wires, fall risk… I don’t remember that procedure because it’s fairly uncommon to see, but I know I’ve worked some cases like that. Did you do damage disputes? I’m curious, is there an an actual legal/liability analysis that gets done with these disputes or is it more like “I feel this is the right way?” Also, when it gets escalated, does someone with an actual understanding of negligence law (law intern, former lawyer, law grad without a license, etc.) look at it or is it more of the same, a person that then gives an opinion based on whatever internal training? Finally, what if the guest just flat out denies to pay and says, you’ll need to take me to court or arbitration, any idea of what happens then? Dealing with an issue where a washing machine broke in the hosts property, did nothing but host still wants money and airbnb sided with after a very detailed explanation and some prior photos. If someone actually had an understanding of negligence law looked at it, it would be resolved pretty quick…
