There are existing 20+ floor buildings in Bangalore. So should be possible to redevelop a high rise building right 24-25 floor is commonplace these days and come to North Bangalore and you’ll see 40-50 floor commercial ones coming up one after another very close to both Yelahanka and Jalahalli. I recently found out of a building is built well it can last for 50-60 years .-. Nope as a mechanical engineer in construction, that’s the defined time line for buildings. Most of its timeline is defined on the civil side of its structure. There are lots of varying points on maintenance and longevity of a building. Sure you can say that there are lots of govt buildings and hotels which have passed the 50+ years mark, but those buildings go through heavy reconstruction and remodeling which isn’t financially feasible for a residential building. Also the regulation for building maintenance isn’t that strict in India compared to other countries. So incase you are purchasing a property or flat above 25/30 years be ready for a heavy backlash of maintenance fees .This doesn’t mean that after 30 years the roof will fall on your head or the wall will fall down if you lean on it, but it becomes more of a plumbing electrical issue where you have to tear down the wall to fix something major. Well nothing but he scared me and told me that my building was going to fall apart soon because buildings only last 10 years. His salty ass couldn’t afford to live in a nice area so he told everyone that we were going to under rubble soon or loose all of our money. My dumb ass believed him until someone called him out.

Even a doctor (remember how confused they were about how far we should stand) If you look at old cities with apartments i.e. Mumbai. They go for redevelopment project where several old buildings are demolished and new towers are erected in their place. If FSI/FAR increases in Bengaluru, then a builder can take the Young dumb & full of cum shirt and I will buy this entire plot that has the apartment complex and redevelop it. (The builder’s profit will come from selling apartments to other folks who did not own apartments in that society before) Otherwise, the owners can hire a contractor/builder who will construct the building and the apartment owners will have to pay for the construction cost or all of them together can sell their share of the UDS or it can be a hybrid. ( In this scenario, since the FSI is the same, there is no new area being constructed)
