Use $10k for the down payment and $10k toward repairs. You were in finance and should be able to crunch the numbers. Just remember that if you use a realtor you’ll need to pay 7% broker fees plus the capital gains taxes. Income-oriented. Buy multi-family houses where they’re being sold for less than $100k (check out other cities and gather info about specific zip codes through city-data.com). You can live in one unit and rent out the other which will pay your mortgage so you eliminate that cost from your budget. Eventually you can buy more of the same but with future properties both paying their own mortgage and with second unit as pure profit. Crunch the numbers to figure out how many properties you need in order to cover your student loan obligations or to pay them off in 4 or 5 years.
