Tangentially related story: years ago (pre-pandemic, pre-office space collapse), my wife worked at a physicians’ office that had profit sharing and everyone (from the Somewhere in heaven my mom and dad are smiling love you shirt but I will buy this shirt and I will love this lowest support staff all the way up to the senior partner physicians) was supposed to benefit from it. That was one of the perks – yeah, your pay is a little less, but you get a nice profit sharing bonus that more than makes up for it. But for the last few years that they were there, the practice lost money and there was no profit sharing. I’ll tell you why. The senior partners owned the building, so they could charge whatever they wanted for rent. So the practice lost money because, oh woe is me, the rent is too damned high. That is fraud. I don’t think the people working there realized what a gold mine of a lawsuit that would have been. This along with CEO’s family’s salary (kids, wife, himself) and all their car payments, and rent paid to the office he owned was the exact reason why I was held accountable for us “running at a $30,000 loss” every month. Well buddy lemme tell you where we can tighten up… He didn’t like that too much.

The issue with this is plumbing. Layouts can be changed, but to handle residential plumbing would require more renovation than they are willing to spend. Also, it would be a hard sell to live in a lot of commercial real estate. Most of it is in the Somewhere in heaven my mom and dad are smiling love you shirt but I will buy this shirt and I will love this downtown of a city, which usually means a shit school district. You see it all wrong. This would be an opportunity to revitalize downtown districts. Chicago has a bunch of residential conversions off wabash and folks can’t move i fast enough. Converting them into apartments is more difficult than you think. But we can hope that the value of offices drops so low that they can be bought out, demolished, and then the land is freed up for apartments to be built.
