I’ve seen charts that show, long term, property prices (and share prices) rise over time, in response to monetary conditions and general inflation, but never one that indicates that such rises will continue ‘forever’, and particularly not in the short term after a period of increased asset inflation. How do you view the role of interest rates in all this? Why did it go from a rising market to a falling market?

There were a number of other policy changes (interest deductibility for investors, pushes for housing density and many others) which had been implemented but hadn’t been enough to change the tide. Interest rates rapidly increasing when combined with other things collectively became enough that buyers started changing behaviour – which led to sellers starting to change behaviour and things picked up speed and momentum. The site publishes a heck of a lot of housing articles (this being the obsession in NZ) so unless they want to keep reusing them they have to cast their net wide. Yeah 3-4 years ago this sub had a heady mix who were unequivocal in their certainty that interest rates would never really get that high over the next couple of decades, and house prices would never go down but only start to stagnate. Many of us were fucking astounded that what appeared to be reasonably intelligent people, were fucking ignorant to all of recent human history. Never has there been a period of time when just nothing happens. The only certainty is change, the only unknowable variable is when. So why the fuck they were dead certain that nothing would change for x years, and so many others believed them, will always remain a mystery to me. Cause real estate is a massive industry and they pushed the narrative in the media which was supported by home owners and investors. There wasn’t really anywhere else safe to put your money anyway. No capital gains and banks lending to anyone inflated it.
