Lmao, when my broker gave me my preapproval, I had him write my letter for 10% less than the actual amount. I didn’t want a house that expensive and I knew that if I came back with a letter for the full amount, my partner would immediately start looking at houses in that range instead of what I was comfortable paying. The house that we ended up buying was the exact amount in my letter. It’s funny how that works. I asked my broker and confirmed that if I needed the extra $ he would rewrite the letter for more, but it would have to be the most amazing house ever for me to spend the full amount. This is a bit off topic, but my philosophy when I was house hunting (about 8 years ago) was to start out only looking at houses under my budget, and then inch my way up until I found something I was 100% confident I would be happy living in for 30+ years.

I originally was looking around $220k, but not finding anything worthwhile. I eventually ended up buying a house for $265k, which was still easily within my budget. I think the nice thing about doing it this way is that I was thoroughly happy with how much better the $265k house was compared to the $220k houses. The other way around would have probably sucked – i.e. looking at $300k+ houses and then buying at $265k. It’s all about expectations and not comparing your house to something way over your budget. Typical relationship where woman is out of touch but man is too scared of confrontation to address it. In the end, the woman is enabled in her entitledness and the man wonders where it all went wrong. Tell her that being house poor is way worse vibes than living within your means. Unless she wants to get vibing on making another 300k net.
