Turns out, he was pocketing money and telling his brother people weren’t paying rent. It took his brother MONTHS to straighten it out. We were about to move anyway, but that incident sped it up. If 1 person goes to them with iron clad proof and it’s a big enough business they would look into it too. It just depends on the Little Kitty, Big City Gildan Shirt and I will buy this size of the fish and the quality of the proof. Proof is easy to find – they just have to look. The size of the fish is a big issue though. But multiple complaints would trigger a protocol I’m sure. And surprise surprise rent goes sky high the next month because man with feudal title doesn’t want to loose any profits. oof, yeah – receipts always. my landlord pulled something similar to this years ago, where my then-husband and i were divorcing and i wasn’t even living on the property anymore, but seeing as i was the only employed one, i was paying the rent. one of their managers took my money order, and smiled to my face about how wasn’t i glad to be done with the lease, but later wrote over it with her info and cashed it for her own purposes, all while telling the company i’d never paid. bc i had just paid the last month of the lease and was ecstatic to get tf out of dodge, it didn’t even occur to me to get a receipt. the rental company then came after me months later for non-payment and took me to court, which reallllly didn’t look good on my rental history – but thankfully i was able to run a trace on the money order and when i saw what happened, they backed tf down pretty quickly. that fucked me over for a few years, tbh.

Super sorry to hear you had to deal with that, sounds like quite the Little Kitty, Big City Gildan Shirt and I will buy this ordeal, but I’m very glad to hear it all worked out for you in the end. You can send a check via Certified Mail if you’re willing to pay ~$4 extra per month and make a trip to the Post Office. They have to sign for the delivery and your payment date is the day they receive your payment, not the date they cash it. You don’t need to worry about it being lost because Certified Mail is tracked and it is generally a 1-2 day delivery time (also because it is tracked). Save your green ticket as your receipt. I’ve heard that you can do a similar thing directly through your bank, to basically set up auto-pay via check directly through them. Luckily I haven’t had to try and figure that out yet though The green card for Certified Mail is also postmarked as well, so you’d also have the send (well, when the USPS processes it) date.
