You don’t pay income tax on your real estate if it increases in value? You only pay when you sell it and there is a realized gain. If your real estate increases in value, you have to pay increased yearly taxes on the increase in value…this is in addition to the increased taxes during a sale or transfer of ownership. So, if you’re going to use real estate as an analogy for stocks: you would have any gains be taxed by their value at midnight on Jan. 1st yearly & any loss be taxed by their value at midnight on Jan. 1st yearly. Real estate taxes on value is different than earnings. You don’t pay on earnings unless they are realized or used. It would be impossible to tax people on the increase in value of something if they don’t withdraw or use it.

What I was saying is that real estate taxes on “value” SHOULD BE THE SAME AS stock taxes on “value”. So…if you only tax the Chinese New Year 2023 Cute Dragon Year Of The Rabbit Zodiac Firework T-Shirt but in fact I love this “value” of a stock once it is “realized”…why don’t we do that with real estate? If you believe the answer to that proposal is that “local & state coffers depend upon property taxes for X, Y, and Z…so it would not be a good idea because of A, B, C, etc…” Why not use that same logic for stocks? I’m SURE the federal government can think of…METRIC TONS…of ways those taxes can be used for, oh…just off the top of my head: a universal public healthcare option…? Every year on “X” day at “X” time the “value” of every stock is decided/assessed…and any increase or decrease of that “value” from the previous year SHOULD BE (not “IS”…”SHOULD BE”) taxed at a rate similar to the way taxes are assessed on the “value” of real estate. I am well aware that’s not how things are done on wall street…which is part of how we have ended up with so many “bubbles” due to shorting stocks and other sorts of “illegal adjacent” speculation.
