People are -no contact- with their families over vaccinations and medical versus, anti-vax. There was no getting childcare for people who even had family as an option because of elder and immuno-susceptibility to COVID, and daycares- let alone schooling, didn’t exist- in person. Depending on where you’re looking, some houses are probably going for more than they are listed at. For example, near me, a house listed at $675k sold for $820.5k and it’s not uncommon to see people waive contingencies in their offers such as waiving the inspection, waiving appraisal, waiving financing, and offering a good amount in escrow. For this reason, my wife and I decided to look at a house that was significantly below our budget and needed some work to make it into our dream home. This turned out to be great. So it’s like paying for an updated house that isn’t designed the way you want and then eventually paying more to redesign it. Once my wife and I were on board with that we completely stopped looking at houses listed at the high end of our budget, stopped looking at new construction houses, and started looking at great homes in great locations that we could turn into our dream home.

BTW, our lender approved us for 1.9x the higher budget we initially set for ourselves. DO NOT let them convince you that you can afford more than you and your wife think you can. Just have to say though, in my area, $1.4M will get you either an older actual mansion or new McMansion on, like, maybe an acre. Why are they doing that to you?? I do that for fun but in no way would I purposely send expensive houses out of our range to my husband while we’re house searching….. petty me would ask her “beautiful house…. If only we could find the 400k extra to put to it do you have it??”
