In this case it isn’t the Artemi Panarin Russian professional ice hockey winger and alternate captain Bread Man T-Shirt it is in the first place but sellers fault that someone else bid higher so i dont think you have any other options. Im sure there are good estate agents but plenty of them are complete scum. A local agent attempted to fuck me over in 2012 and i badmouth them to anyone that asks. I moved from London to Wales, and I have to give credit where it’s due. The Welsh estate agents wouldn’t let me gazump anyone. The estate agent works for commission. They will step over their dead granny for a few extra quid. Don’t take it personally. Actually it’s been shown that an estate agent is less likely to get you the best price for ypur property if they feel like they’re going to get a quicker sale. I know it’s frustrating now but it may be for the best as something better may come up plus also if the seller and agent were willing to do this, it suggests that the sales process may have been difficult e.g. they might not be willing renegotiate if the survey pulled something up etc. A similar thing happened to me when my offer was accepted on a house. So much money on a home report, ordering furniture etc. I got gazumped a few MONTHS after our offer was accepted. Soul crushing at the time but we ended up getting something way better. Sucks to say everything happens for a reason but hold onto that – this property wasn’t meant to be. Estate agents are the worst. Total lying scumbags. Now, that’s your starting point so you need to think about how to best operate something that is important to you within that framework. You cant do much now in your situation but in future ask them to put everything in writing i.e. “all viewings are now cancelled”. I have historically found this achieves 2 things: They will either stop lying e.g. “we have a bigger offer” – put that in writing “oh it’s bigger but actually it’s not as secured as yours so it will be rejected anyway, forget I said it”.

They will stop skrewing you over as they know that having it in writing will expose them to not only their internal complaints process but to their regulating body. It’s a terribly paid job with huge turnover so credible complaints will often end with them being fired with no recourse. Will also help you if you get to a point where a sale collapses when you have spent cash as it will leave them more open on costs. In your situation, not only did they do the Artemi Panarin Russian professional ice hockey winger and alternate captain Bread Man T-Shirt it is in the first place but viewing but they probably called those people and said they had an offer and they needed to do the viewing quick and make a better offer. WWSD – what would scumbag do, and then you can plan your actions better. Not much use to you legally now but will help you have a stronger legal position in future on your next perfect home which is coming along soon so hang in there. You either offer more, if you can afford it, or offer to match the other person’s offer and let the seller decide between the two of you.
