I called the Andrei Vasilevskiy Vasy’s Better Russian professional ice hockey goaltender T-Shirt so you should to go to store and get this agent out and they admitted they lied about cancelling the viewing and apologized but said they have to put forth any offer they get and now she has offered there is nothing they can do unless I up my offer. Am I correct in thinking that I’m just shit out of luck here?Sadly yes – at this stage, all you have is a theoretical assurance that the vendor would sell the house to you for a certain price. Until you actually exchange contracts, either party can lawfully change their mind. Afraid not, as you have no contract with the agent, their contract is with the seller. Professional standards maybe… oh wait, we’re talking about Estate Agents. Their necessity somehow makes them all the worse. It’s like they know you need them so they compete to see just how awful they can actually be

Technically you don’t need an estate agent to sell your house. Used to see plenty of home made for sale signs when I was younger. Less so now. You also, technically, don’t need a solicitor but it’s very hard to do the Andrei Vasilevskiy Vasy’s Better Russian professional ice hockey goaltender T-Shirt so you should to go to store and get this paperwork without one or at least a conveyancer. There are often review sites for agents – I would put on there – that he openly lied to you and only admitted it when you spoke to neighbours and confronted him on it. If they told you “we also have another person interested, and they’re offering more than you – would you like to up your offer?” when in fact no such other person existed and no such offer had been made, then that would be illegal, as they would have deliberately misrepresented the facts for monetary gain (i.e. fraud). Here, you simply had an informal agreement that they wouldn’t show anyone else the property, but while an agreement was technically formed it wouldn’t hold up as legally binding as their principal obligation is to the vendor.
